Asukaso is a 30-room ryokan beside Sarusawa Pond, within walking distance of Naramachi and Kofuku-ji. Its room range runs from tatami rooms to renovated Japanese-Western suites, a step-free 65-square-metre room and longer-stay residence rooms with a kitchen and washer-dryer. The famous five-storey pagoda is currently hidden behind the conservation-work roof; even rooms described as Kofuku-ji-facing do not offer that tower view. Compare the actual room facilities, meal plan and current work notice before booking.
Match the room to how you travel
The operator lists traditional tatami rooms, Japanese-Western rooms, a modern twin and separate 65-square-metre barrier-free and Residence Room categories. The barrier-free room has no level changes inside the room, two semi-double beds, a separate bath and toilet, and capacity for five; guests three to five use a sofa bed or futon. It has no view, and one such room is listed on the second floor. This is distinct from the similarly sized Residence Room, which has a living area, kitchen and washer-dryer and is also listed without a view. The standard modern twin has an approximately 15 cm step at the bed area. Ask the inn about the route from entrance to room, bathroom details and equipment needed for your circumstances; 'barrier-free' alone does not establish that every shared area is step-free.
Understand the pagoda conservation work
Kofuku-ji's five-storey pagoda is covered by a large temporary roof for conservation. Asukaso's February 2024 notice expected it to remain unseen for seven to eight years and says privacy screens have been placed at its open-air bath because workers may overlook it. Other temple roofs may still be visible from the rooftop terrace, but a booking should not promise a five-storey-pagoda view. Ask the hotel for the current sightline and work situation on your dates.
Separate the shared bath from the private bath
Asukaso describes its communal bath as calcium-carbonate artificial bathing water, not a natural hot spring. The listed sessions are 15:00–23:00 and 06:00–09:30; the bath route has two or three steps. Its separate private bath has a 40-minute booking slot at ¥3,300, with starts from 16:00 to 22:00, and the operator explicitly says that bath is not an onsen. Access, availability and exact price should be confirmed with the room reservation; a room booking alone does not reserve the private bath.
Treat dinner as a timed reservation
The inn's cuisine page describes seasonal multi-course cooking, but dishes and inclusion depend on the plan. Dinner must start between 18:00 and 19:00; call if arriving after 18:00. A 10 March 2026 notice says the dining room has limited seats and meal-included plans can sell out first on busy dates. The operator says it will try to accommodate allergies when notified in advance by phone or email, but this is not a guarantee against cross-contact or a safe meal; explain the allergy directly and get the inn's confirmation. Check the exact plan for included meals and its cancellation terms before paying. The general room-page policy lists 30% from three days before, 50% the day before and 100% on the day or for a no-show, while warning that individual plans may differ.
Plan arrival, payment and parking
The inn lists check-in from 15:00, last check-in at 19:00 and checkout by 10:00. Call if you expect to arrive after 18:00, particularly when dinner is included. It lists 15 free parking spaces, prioritised for overnight guests; if full, staff direct guests to nearby paid parking. Ask ahead if travelling with several cars. The access page says vehicle storage is available from noon before check-in until 14:00 after checkout. Visa, Mastercard, JCB, American Express and Diners Club are listed, along with PayPay, iD and QUICPay. From Kintetsu Nara the walk is about eight minutes; from JR Nara about eighteen. Those are operator estimates, and the route may be less convenient with heavy luggage.
